Harbour Properties specialise in property management but, we are also aware that some Landlords wish to take care of their own properties, therefore the two main services we offer are:-
LEVEL 1. FULL PROPERTY MANAGEMENT
and
LEVEL 2. TENANT FINDING SERVICE.
Whilst these are the services most requested by our Landlords, should you have a specific service in mind we will endeavour to meet your requirements.
LEVEL 1.
FULL PROPERTY MANAGEMENT
Our comprehensive management service is specifically designed for the Landlord requiring worry-free letting of their property, and wanting a Property Management Specialist in complete charge of the entire Tenancy.
This service includes:
- A visit to the property for advice and a rental appraisal.
- Consultation with you to understand your specific needs and preferences with regard to your property.
- Photographs, internal and external for marketing purposes.
- Comprehensive marketing including, local press, websites and in office.
- Erection of a ‘To Let’ board, if required.
- Arranging and conducting accompanied viewings.
- Vetting of the applicants to take adequate precaution to ensure they will make suitable Tenants
- Obtaining references and completing credit checks with a leading credit reference agency.
- Collecting cleared funds as rent to cover the initial rent period
- Collecting cleared funds as a deposit, being a minimum of one calendar months rent.
- Preparation of the tenancy agreements (2 copies)
- Preparation of a basic inventory (Schedule of Condition). A more detailed document can be prepared for an extra charge.
- Undertaking a smooth check-in when the Tenant moves into the property
- The administration and notification of changes of tenancy and meter readings to all utilities and local authorities.
- Placing the deposit into an authorised Protection Scheme..
- Collecting & distributing cleared funds each month and supplying monthly statements.
- Handling all maintenance problems and tasking the relevant tradesmen accordingly.
- Liaising with Landlords should any major problems arise with the property.
- Conducting regular inspections of the property, at least every 3 months, and more frequently as required.
- Keeping both Landlord and Tenant informed of any business relating to the property.
- Preparation of any required legal notices.
- Resolving any issues between landlords, tenants and any third parties.
- Preparation of Tenants Information Pack to include Tenancy Agreement, Inventory, Repair, Procedures and Standing Order Forms.
LEVEL 2
TENANT FINDING SERVICE.
This service is for Landlords who require us to find the right kind of Tenant for their property, then, after the move-in are happy to undertake the day to day management, rent collection etc. themselves.
This service includes:
- A visit to the property for to give any necessary advise and a rental appraisal.
- Consultation with you to understand your specific needs and preferences with regard to your property.
- Photographs, internal and external for marketing purposes.
- Comprehensive marketing including, local press, websites and in office.

- Administration that ensures compliance with Statutory and Legal requirements.
- Preparation of a Tenants Information pack to include Standing Order Form, landlords contact details and any other relevant information.
- Placing the deposit into an authorised Protection Scheme and where appropriate arranging transfer of the deposit to landlord.
SUPPLEMENTARY SERVICES
TENANT REFERENCING.
As part of our service we offer an on-line credit referencing service which will check an applicant against the electoral roll, credit search details and county court judgements. If you have found your own tenant but would like us to assist with referencing and credit checks, please ask for further details
EMPTY PROPERTY CARE.
Harbour Properties can offer assistance when a property is vacant and the owner’s insurance require that it is visited during the vacancy. Please ask for further details regarding this service and we will provide you with a quotation suited to your needs.
